General Exterior |
The Jacobs building is five story brick building (P1, P2, P3) with a basement. It is decorated with stonework around the openings and a terracotta cornice. The first floor has been covers with brown brick and metal panels. |
This is a beautiful building it deserves careful restoration. We recommend that the coverings on the first floor be removed and the front restored. |

Exterior Walls |
The exterior brick walls appear to be in good condition form a distance we were unable to get a close look. There are no major cracks and the mortar is in good repair. |
Remove the brickwork and metal paneling on the front of the building and restore the facade. |

Roof |
Because of time constraints we were unable to inspect the roof. According to the 1999 interim study the roof was recently replaced. |

Fire Safety |
The building was not sprinkled but it does have a new fire alarm system, with smoke detectors, horns and strobes. The interior stair is open to the first floor (P6) and extends to the third floor level (P8). The stair is enclosed with a firewall and fire door at the third floor level. The second means of exit is a fire escape that has been replaced to the second floor level (P10). The first floor structure in the basement should be covered with two layers of fire rated gypsum board and fire taped. |

|
There is major water damage to the building on the unoccupied upper floors that is being repaired as the building is being occupied (P13). |

A new panel was installed in the building but it was unavailable to get to it because of the boxes being stored around it. Many runs of Romex covered the ceiling in the basement (P5). |
