General Exterior

The building was constructed in 1909, (P1).  It is located in a historic district.  The building, with two stories, a basement and an attic, is approximately 36,000 square feet, (P2).  The foundation is stone.  There is no evidence of settlement.

 

 

Exterior Walls

The exterior walls are brick.  There is some missing mortar, cracks and mold, (P7).

 

Clean, re-point and seal the brick and stone exterior.

Roof

The roof is pitched asphalt shingles.  It was replaced about 10 years ago.  It is in good condition.

 

 

 

Windows and Doors

The windows are wood, (P10), single paned windows.  They have air leaks from missing caulk and glazing.

 

Replace the windows with energy efficient history profile sashes.

Structure

 

The building is in good condition.  The floor structure is wood.  No sagging floors or damaged walls were noted.

 

 

 

Fire Safety

There is fire alarm, sprinkler system, or emergency lights.  There are exit lights.  The stairs are not enclosed with fire rated walls and doors. 

 

 

 

There is storage under the steps, which should be removed, (P16, P17).  This is a fire hazard. 

Install a sprinkler system.

 

Install emergency lights.

 

Install a fire alarm system with smoke and heat detectors.

 

Remove stored materials under stairs.

ADA Compliance

The building has an accessible parking space.  The space does not have a $100 fine sign.  The accessible door at the ramp is hard to open and does not have an automatic opener, (P13).  There are two accessible bathrooms on the first floor, one for each gender.  The bathrooms do not have insulation on the water pipes, or lever handles, (P14).  There are no strobe lights or horns in the bathroom.  The building is not accessible.  It does not have an elevator.

 

Install the correct signage for the accessible parking space.

 

Install an automatic opener on the accessible door.

 

Install a horn and strobe light in each accessible bathroom.

 

Bring the accessible bathrooms up to ADA compliance.

 

Install an elevator.

Security

There is a security system and a metal detector at the front entrance.  There is a closed circuit TV system.  One of the benches does not have ballistic material.  The benches do have panic alarms. 

 

Provide controlled access to the building by limiting access to one entry with the following:

     X-ray machine

     Card access at other doors for employees

     Alarmed exit doors

Electrical

The main electric panel is 800 amps.  The service throughout the building is in good condition.  The lighting in the hallways is fluorescent.  The fixtures do not have covers on them, (P20). 

 

Replace the hallway lights with units that have covers.

Mechanical

The gas-fired boiler was replaced in 1997.  It is in excellent condition.  The air conditioning is provided by household air conditioners and window air conditioning units, (P19).  The window air conditioning units are noisy and inefficient.

 

Replace the window air conditioning units with a central air system.
